A report reflecting the best estimate of value determined by a broker/associate through the process of “Comparable Analysis.” The analysis/opinion covers all aspects of information that is collected including consideration to the pros and cons of the property, the comparable sale/list data, market conditions, economic conditions and financing. It is used as a tool to assist in establishing a recommended list price and anticipated sale price. Sometimes referred to as a Broker Price Opinion (BPO). Worldwide ERC® developed form to standardize the various BPO/BMA forms for general industry use by real estate brokers/agents. A fee may be associated with this service. It differs from an appraisal in that it focuses on a marketing strategy for a property.
